The economy continues to show strong signs of health, with last week’s jump in Consumer Confidence reflecting growing optimism among consumers. Even more encouraging, the latest PCE data revealed a slight cooling in inflation, suggesting that price pressures are beginning to ease. Meanwhile, the final reading for first-quarter GDP was revised upward, and early indicators point to second-quarter growth likely exceeding 2.0% — a testament to the resilience and momentum of the current economic landscape.
With this positive backdrop, the Federal Reserve is thoughtfully evaluating the right time to begin lowering interest rates. While two key uncertainties — trade and tax policy — are still unfolding, they are being watched carefully. The tax bill advancing through the Senate has sparked discussion around its long-term fiscal impact, but if Senators move to refine the proposal, it could help keep long-term borrowing costs stable and even lower.
There’s also potential good news for mortgage rates. If the Senate pares down the tax bill or if we see constructive movement on trade, mortgage rates could improve. Additionally, this week’s employment report is expected to show a modest slowdown in job growth, which could further support lower rates in the near term.
